The property, “McKenzie” is situated approx 60 km north of Winton, just off the Kennedy Developmental Road with 3 km of unsealed road to the yards and shed. The house that is included in the sale with the property is situated in the town of Corfield, which is approx 85 km north of Winton.

Winton offers primary and secondary schooling to grade 12, hospital and medical facilities, rural businesses, government agent and personal shopping. There are cattle saleyards and rail trucking facilities located in Winton. Twice weekly air services to and from Townsville and Brisbane as well as a daily bus service to and from Brisbane. There is mobile phone coverage over most of McKenzie especially with an external phone aerial. Corfield is a small town with 5 homes, a sports club and tennis courts. If the purchaser resides in the house at Corfield, they then have the opportunity to agist up to 40 cattle on the Corfield Reserve with an agistment fee payable to the Winton Shire Council. Ideally situated for the live export market, southern meatworks and fat and store markets.

Description of Country

The country is soft undulating open downs that is very lightly timbered with Vinetree, Whitewood and prickly acacia. McKenzie is lightly grassed with Mitchell, Flinders grass and summer herbages that are responding well from recent rainfall.

Water Improvements

There are 3 dams (all with very little water at present) of which 2 are fenced off and are equipped with solar pumps, tanks and troughs. The two sub-artesian bores are equipped with solar power and submersible pumps suppling water to two turkey nests, tanks and 4 troughs. The newest bore was drilled in September 2010 to a depth of 217 metres. The submersible is pumping from 120 metres at 400 gals per hour averaging 3150 gallons per day. The old bore was drilled in 1964 to a depth of 193 metres. The water at both bores is ‘brackish’ in quality.

McKenzie has had up to 120 mm of rain for since Christmas 2015. There has been a good start to the summer season over most of the property but the grass and summer herbage is still very short. Long term Winton district average is 400 mm (16 inches).

Fencing Improvements

The dual purpose sheep / cattle boundary fencing would be considered to be good to very good condition with over 4 km renewed in the last 8 years. It is a mixture of hinge joint with 2 barb or 4 plain & 2 barb.

McKenzie has 3 main paddocks and 1 holding paddock. All the internal fencing is in excellent condition as it has recently been erected and is mostly 2 barb and 2 plain wires.

Structural Improvements

Main Homestead: The house in Corfield is an older style home in good solid condition and has 3 bedrooms, sleep-out, lounge room, bathroom, kitchen plus downstairs laundry. There are 2 rainwater tanks and carport. Set in a very well kept garden and extensive orchard that includes a large selection of Banana, Fig, Citrus and Stone fruit trees as well as a vegetable garden.

Buildings: On “McKenzie” is a steel frame / corrugated sheeted machinery shed that includes an outside rainwater tank and a 20 foot shipping container set inside the shed. There is no rural power on “McKenzie”.

Yards: The cattle yards are mostly wooden post and rails or wooden post with mesh and rails. They are in good sound working condition and come with vet crush, calf cradle and have a water trough connected. There is a small section of portable panel internal yards.

Carrying Capacity

Vendor estimates that in an average season you would run approx 320 backgrounding weaners or 200 breeders.

Most plant and equipment is included in the sale.
