The Wongan homestead is situated approx 90 km northwest of Winton and 75 km east of Kynuna, just off the Landsborough Highway. There is 2 km of unsealed road to the homestead. The unsealed road to Richmond divides the Wongan and Wybenia blocks giving good access to cattle markets and supply line to the north.

Services

Winton offers primary and secondary schooling to grade 12, hospital and medical facilities, rural businesses, government agent and personal shopping. There are the cattle saleyards and rail trucking facilities located in Winton. Twice weekly air services to and from Townsville and Brisbane as well as a daily bus service to and from Brisbane. Wongan and Wybenia are connected to rural power and at present have a satellite internet service. There is to be a ‘black spot’ mobile tower erected within the next 24 months in close proximity to ‘Wongan’ thus giving full mobile phone and internet coverage over both Wongan and Wybenia.

Description of Country

‘Wongan’ – Approximately 15% of Wongan is undulating ashy open downs with tighter pebbly open downs country over the balance of the property. It is lightly timbered with Whitewood, Vinetree and Mimosa with Coolibah along any of the small water courses. Most of Wongan is presently well grassed with Mitchell, Flinders and summer herbages. Grasses and herbages are growing very well following the recent rains especially over the southern section.

‘Wybenia’ – Mostly undulating ashy open downs with areas of tighter pebbly open downs country throughout. It is lightly timbered with Whitewood, Vinetree and Mimosa. The grass coverage is patchy at this stage of the season. There are some areas with very good stands of Mitchell, Flinders and summer herbages although there are large areas that have not responded from recent light rainfall.

Water Improvements

Wongan and Wybenia are very well watered with all paddocks having permanent water supplied from the artesian bore on Wybenia. The bore, drilled to a depth of 1213 metres in 1911 is equipped with a Mono 710, pumping from approx 50 feet into a very large turkey nest. Water is then pushed by 2 multi stage pumps over Wybenia and one pump over the northern section of Wongan while the southern section of Wongan is gravity fed from the turkey nest.

There are 16 troughs on Wybenia with approximately 23 troughs and 13 tanks on Wongan. The majority of poly pipe is 63mm dropping back to sections of 2 or 1.5 inch poly pipe.

Wongan and Wybenia are mostly on top of the watershed so have very few large water courses & no permanent natural waterholes. There are 5 dams ranging in size from 10,000 to 35,000 yards, of which 2 have just been de-silted at the end of 2015. The house dam is equipped with solar pump supplying water to the homestead gardens @ 1 litre / second.

There is a recently drilled coal seam gas bore on Wongan that has not been used and is now plugged. There is a registered water agreement with ‘Bernfels’.

Rainfall: Wongan and Wybenia has had 90 to 240 mm of rain since early November with 40 mm falling over part of the property in the second week of January. Great start to the summer season over a good area of the property. Wongan is a registered weather station for the BOM and their records from 1993 to 2105 show an average of 409mm rainfall.

Fencing Improvements

The majority of the boundary fencing would be considered to be in fair to very good condition and be dual purpose sheep & cattle fencing. It is a mixture of mostly ring-lock/hinge joint with 1 or 2 barbs or 4 plain & 2 barbs. Very little would need to be replaced in the near future as stock movement between neighbouring properties is minimal. The Landsborough Highway & Richmond Road are both fenced.

Wongan has 14 main paddocks & several small holding paddocks. The internal fencing is mostly 2 wire electric fencing with sections of traditional sheep / cattle ring-lock and barb fences.

Wybenia has 27 major paddocks and several small holding paddocks all with 2 wire electric fencing. There is one small section of traditional ring-lock and barb fencing.

The vendor has run a very successful grazing enterprise on Wongan and Wybenia over the past 10 years utilizing his pasture growth with a rotational grazing practice.

Structural Improvements

Main Homestead: An older style timber frame homestead in basic condition has 3 bedrooms, sleep-out, office, cold room & pantry. There are 2 split A/C systems and 2 wall mounted air coolers. A well established and maintained garden. An earth tennis court in good condition.

Cottage / Quarters: The air-conditioned steel frame cottage, 15 x 8 metres is in very good condition. It has 2 bedrooms plus office and awning. This building has been built on part of the stock route which intersects Wongan.

The 7 bedroom shearer’s quarters are in very good condition internally although they are in need of a paint on the exterior.

Yards: The cattle yards are at the Wongan homestead and are a basic set of portable panels. There is a 4 way race draft, vet crush, covered branding race & calf cradle with water troughs in the yards.

The main sheep yards are also at the Wongan homestead and are mostly mesh with pipe rails on steel posts. They are good solid yards, in good working condition and have a large cooler, undercover drafting and classing/jetting race with water troughs and a sprinkler system throughout.

There is a basic crutching, lamb marking, shearing yard at the Wybenia shed. They are mostly netting and mesh yards with portable panels.

Buildings (woolsheds/machinery sheds): There is a 6 stand older style steel frame woolshed in good basic working condition. It is situated at the Wongan homestead, complete with 2 electric shearing gear & 4 shaft driven gear. Attached to the shed is a skillion that has been added in later years.

The large steel frame shed at Wybenia is 24 x 12 x 4.2 metres and is in good condition. It has been built over the internal workings of an old woolshed. This internal section could be easily gutted to make way for a very large storage shed.

There is a large steel frame (18 x 12 metres) car shed / machinery shed with mezzanine floor in one bay that is in very good condition. Attached to this shed is a 12 x 6 metres workshop with earth & concrete floor in fair condition.

There are several other small sheds including the pump shed on Wybenia and generator / carport shed, external shearer’s toilet and meat house shed at Wongan, all in good basic condition.

Carrying Capacity

The standard district carrying capacity in an average season with the current development has been assessed to be 1 DSE (dry sheep equivalent) to 1.6 hectares (11,922 sheep) or Adult Equivalent for cattle (1703 cattle).

The vendors have run a very successful trading enterprise over the past years by trading both sheep & cattle at no fixed stocking rate. They trucked in livestock and ate the feed when it was there and destocked when it wasn’t.

Pest & Vermin: Vendors have done an excellent job in keeping the main woody weeds such as Prickly Acacia and Parkinsonia off their property. There may be the need to spend only 1 or 2 days per year spraying the odd plant as they are spotted. There are mature Algeroba trees but no evidence of any seeding.
